A) ENERGY SAVING ITEMS STANDARD WITH MID-WISCONSIN HOMES, INC.  INCLUDING AIR-TO-AIR HEAT EXCHANGER WORTH $1800.

1. R 27.00 -Exterior Walls:  Other  builders are at R19, R20 or R21 in actual insulation.  Pittsville has on all its exterior walls, right behind the drywall, a R4.5 Tuff-R Foil Foam sheathing glued on covering the entire wall.  This covers the 2”x6” wall & the fiberglass insulation.  This gives you 1/5 better, warmer wall sheathing with a lot less air infiltration (this is very important) for cheaper heating & air conditioning bills.  This benefit is priceless.

2. R 60.00 -Ceiling Insulation:  Other builders are only at R38 or R40.  R 60 is more than 50% over code (Note:  The higher the “R” value the lower your heating bill).  Plus we use foil backed drywall on the ceiling to reflect heat back into your room saving on your heating bill.  Our customers also tell us their homes are cooler in the summer.

3. R 14.90 -Exterior Steel Doors:  We use premium doors that are better, more expensive, heavier, better fitting, adjustable doors (Storm doors are optional).  Standard in 6 panel or optional glass inserts.

4. 92%-96% -High Efficient Carrier Forced Air Furnace:  Carrier has a lifetime warranty on heat exchanger and local 24 hr. service when needed.  Ask how our furnace can save in electric costs over other brands. 

5. 2”x6” -Exterior Walls:  5/8” Foilbacked Tuff-R insulation, 5 ½”-R21 of fiberglass insulation, 7/16” wood sheathing covering complete walls and box sills, finished with siding of your choice.  Vinyl  Standard.  (Note:  We use glue in addition to normal fasteners on wood sheathing, drywall & thermax to lower heating bills and no one else does).  The #1 reason for using glue is it’s recommended   by both power and gas companies, to lower heating bills, to lower air infiltration, which we do.  Studies show on a windy day in an ordinary house the insulation is only 34% effective without this glue & foam process we use.  So other builders have 2”x6” walls, but on a windy day they lose 2/3 of their savings.  This is a big factor.

6. Air to Air Exchanger-A very important item in a tight energy efficient home. Usually an option or not offered, but standard in ours. This item is worth $1800. Moisture problems in a home are due to not having this system. Why does Canada and some states require this in all new homes? It creates a 40% healthier, better air quality where the owner has more control over their health and energy savings, (Note: 90% of all home failures is due to high moisture content. This prevents that problem plus creates savings on heating bills-smart ownership).

7. Sheetrock Walls w/ Aluminum Foil-Sheetrock has aluminum foil on the back to reflect the heat. This is 4 times better than walls without foil backed sheetrock because we have 2 layers not one resulting in lower heating bills.

8. Sheetrock Ceilings-Has aluminum foil on the backside to reflect heat. This is 2 times better than ceilings without foil backed sheetrock. (Note: The higher the "R" value, which foiled sheetrock has, the lower your heating bill will be). A hot baked potato saves heat longer when it is wrapped in foil; it's the same concept.

9. Windows-Triple galzed aluminum clad Kolbe & Kolbe low E argon gas filled glass. Maintenance free. Choice of your style and sizes. 10 year full warranty. We also stain them for you. They are made in Wausau for faster warranty service.

10. Water heater-Energy efficient, foam insulated. Holds 40 or 50 gallons, depending on size of the family.

11. Glue-In addition to normal nails and fasteners, our homes have approximatley 30 gallons of glue in walls, ceilings, and floors which adds substantial strength and slows down infiltration of cold winter weather. No one else does this. Another secret for extra low heat. Ask for examples. (Note: Electric companies recommend this. first we glue the drywall, then glue the R4.5 thermax, and then glue the exterior sheething, 3 applications of glue.)

12. Floor System-2"x10" with 24/16 APD subfloor and 5/8" plywood. Total thickness of 1 1/16" glued and fasten. This gives you a double floor system, which results in a quiet floor and it keeps the china in the hutch from moving when you do. Underlayment plywood, worth $1000.

B) QUALITY HOME FEATURES WHICH OTHER BUILDERS MAY CHARGE EXTRA FOR:

1. More Materials-Our homes outweigh by at least 1 ton other homes of equal size (due to more materials) which is better, will last longer, with less maintenance, which is smart ownership.

2. Vinyl Siding-Fairfield maintenance free, lifetime plus warranty, with color keeper anti fade protection; other choices are available as an option.

3. Soffits and Fascia-Maintenance free aluminum. (Note: 6/12 Roof Pitch means 21" O.H., all 4 sides, not 12" or less as others provide which is less money).

4. Exterior Hose Faucets-Two frost-free type. No need to drain for winter. More available.

5. Exterior Electrical Outlets-Two weather proofed outlets, at least, with more available.

6. Exterior Light -One by each exterior door, your choice of styles; including light bulbs.  We include a Premium Light fixtures Package, not just a contractors economy package to get by.

7. Smoke Alarms -One for each bedroom and rest of main floor and also basement.  All tied together for safety.

8. Interior Lighting -Standard in stairway, kitchen, kitchen sink, halls, bathroom, bedrooms and dining room; provide a better light fixture package than others, no need to spend more on this.  We include light bulbs. You can also omit lights for a credit and supply your own.

9. Ceiling Fans -Can be installed in any room with 2 switches, 1 fan-light heavy duty box, with extra framing.  You purchase the units and we’ll install,

10. Fiberglass -7 colors to choose from; add choice of garden tub, whirlpool tub and separate shower.  Delta pressure balanced (safety temperature) single lever faucet and showerhead.  Brass, nickel, nickel and brass, white or venetian bronze options are available.

11. Bathroom  -stool and lavatory by Toto, tub and shower units by Aker.  7 colors to chose from plus optional custom colors.  Water closets are 1.6 plumbing gallon insulated tank water saver fixtures.

12. Bathroom  -Aristokraft oak cabinets to match kitchen cabinets.  Many styles to choose from.  Tri-fold mirrored vanity  medicine cabinets with light strip or solid mirrors.

13. Bathroom  -Chrome towel bars, paper holder, shower rod.  Brilliance steel and venetian bronze available.  Optional shower doors available.

14. Kitchen  -Deluxe pre-finished Oak with many styles to choose from.  Cabinets include lazy susan and rollout Cabinets/shelves; access to their product book offering many custom units.

15. Kitchen Sink -Stainless steel, double compartment with a single lever Delta faucet and dish sprayer hose.  Cast iron and Trans solid composite sinks also available.

16. Kitchen  Standard-Garden window with deep space over sink (for plants and pictures).  We find the gals like this feature for setting plants on or nic nacs.

17. Kitchen Range -Hood vented to the exterior of the house to reduce cooking odors and moisture build-up hood.

18. Kitchen Countertops -Over 60 to choose from in kitchen and bathroom.  No extra charge.  Granite and marble available. Countertop wood trim and custom colors, sizes, and heights available.

19. Interior Doors -Pre-finished real oak, not Luan or Legacy like others.  House is 100% real oak trim,  no extra.  Raised Panel Oak, six panel pine, Imperial Oak and mirrored interior doors, are available.

20. Carpeting -Deluxe, Superior juteback, Scotch Guarded, stain blocked, anti-static, with pad, 10-year wear and 5 year stain warranty.  Choose from 100% Nylon Level Loop Plush or 94% Olefin, Berber, or Freize style.  Lifetime labor Warranty, Many Colors, no one else offers this.

21. Roof Felting -15# organic felt; on standard 6/12 roof pitch.  Also the eaves have ice and water barrier 3’ up from the roofs edge.  4/12 roof pitch is available.

WHAT SEPARATES PITTSVILLE HOMES FROM THEIR COMPETITION?

1. Built heavy duty.  Proof:  All Pittsville Homes have.
a. Heaviest house on the market.  On a 1600 Sq. Ft. house our homes weigh 1 to 1-1/4 tons heavier than a comparable
competitor’s modular home.  More pounds for your dollars.
b. Very little deflection when house is picked up for set.  Others sag or deflect considerably which can cause extensive drywall damage. 
2. Reliable and trouble free ventilation system (air to air exchange) standard in all homes.  Bring fresh air in.  Exhaust stale and moist air out.  Central humidistat control for ease of operation.
3. Tightest homes on the market.  Proof:  Energy star stopped giving their award for the tightest homes because they said Pittsville homes would get it every year. 
4. Foil faced form.  No one else offers this.  Do the arm test.  Put your arm up against the inside of an exterior wall.  Warm to the touch.  Do this in any other modular home and it will be cold.  The foil face foam keeps the inside of the exterior wall warm.
5. Energy star ready.  (Only 8% of the homes built today are certified in the Energy Star program.)  The homes consistently rate in the top 5% of the most energy efficient homes in the state of Wisconsin.  Are the other builders getting the same results? 
6. Double floor system-No squeaking, others do not have this.  Other modular builders only offer as an option if at all.
7. PHI houses fit together much closer than other modular homes because we set our homes with lift rods.  Some use a cable and others use a strap to set their homes.  They have to keep the halves far enough apart to get the cable or strap out.  This benefits PHI by:
a. PHI utilizes a 1-piece (stronger) cap truss.  Other modulars can not because their house halves are not close together.
b. PHI uses a 1-piece door jamb on the marriage wall.  Other modulars have a 2-piece door jamb because they never know how close the halves will be.  The house is shipped with half a jamb, the other half has to be made on site depending on the final width of the marriage wall.
8. PHI bolts together the mating floor beams every 32”, others every 48” and some only use two bolts for the entire house.
9. Some modular floor systems are pretty messed up from the basement view.
10. PHI takes A LOT more care in their drywall finishing than competitors.  Sand texture and orange peel very easy to match on site compared to some modular homes’ knockdown finish.
11. Stronger walls-30 gallons of glue in wall construction.
12. Other homes have become more concerned with decorating than quality.
13. PHI does not install floor coverings.  This allows flooring to go in last which eliminates damage to flooring, gives customer a much larger selection and eliminates carpet being installed too loose.
14. PHI sheets their center walls; not all manufacturers do.
15. Car siding pre-finished.  With others it has to be stained and lacquered on site.
16. Solid oak casing.  Competitors use oak veneer casing.
17. 8’ standard sidewall height, other home standard sidewalls are 7’6” with an option for 8’.  Note:  Pittsville Homes offers 9’ high walls.
